Beckenham started as two farm plots on what was then called Middle Heathcote. Brothers Stephen and James Fisher bought one of them, and Stephen named the area after the English town. The farms were subdivided in 1906, electricity arrived in 1912, and the houses that went up in the following decades are still the backbone of the suburb: villas, brick single-storey homes, wooden bungalows and a few Art Deco houses on wide streets lined with London plane trees. It is about 3 km south of the city centre, and the Heathcote River winds through it in the section known as the Beckenham Loop.

How do Beckenham's older houses affect carpet care?

Houses of this age were built with timber floors, high stud ceilings and chimneys, and many still have the original boards under the carpet. That matters for cleaning, because over-wetting carpet over old timber can cause cupping or stains, and dust from old subfloor spaces can lift through worn carpet. We use controlled extraction and work from the carpet backing up, not just the surface.

The suburb has also been infilled. Newer houses now sit behind many of the original homes, so a single street can include 1920s timber floors and brand-new carpet. The residents are a settled group, with a median age of 41.2 at the 2018 census, and many have lived with the same carpet for years. Next door, St Martins and Somerfield share the same river.

What we get called out for in Beckenham

  • River flooding. Streets along the Heathcote flood in heavy rain, and the council is working on flood mitigation. If water reaches your floors, our flood restoration team is on call 24/7.
  • Original timber floors. Many villas and bungalows have good boards under old carpet, and our hard floor cleaning brings them back without damage.
  • Wool and older rugs. Long-term households tend to own good rugs, and rug cleaning is done off the floor so dye and wool are protected.
  • Long-term wear. Carpet that has gone years between cleans needs a proper hot water extraction clean to remove built-up soil.
  • New infill houses. Townhouses and units built behind older homes often need a move-in clean once the builders have left.

Common Questions

Frequently Asked Questions

Will cleaning damage the timber floor under my old Beckenham carpet?

Not if it is done properly. We keep moisture low, extract thoroughly and use airflow so the carpet dries quickly. If the carpet is old or the boards are valuable, we will suggest the safest approach before we begin.

What do I do if the Heathcote River floods my street?

Stay safe, turn off power if the water is near outlets, and call us on 022 159 8877. We attend at any hour, extract the water and dry the carpet and underlay as soon as it is safe.

Do you clean rugs from Beckenham homes off site?

Yes, where it suits the rug. Wool, handmade or delicate rugs are often cleaned off the floor so they can be dusted, washed and dried properly. We will advise after seeing the rug and quote for free.
