Avonside is one of the oldest suburbs in Christchurch, with only Heathcote older, and its church and burial ground were consecrated on 24 February 1857. Early settlers found the land very swampy and hard to cross, because it sits on the rich soils of the Avon River flood plain. That ground is also why the suburb was hit so hard in the 2010 and 2011 earthquakes. Liquefaction covered streets, and many homes were placed in the Red Zone. Today Avonside is a smaller suburb, with 1,719 people at the 2023 census.

What is Avonside like to live in after the red zone?

It is a patchwork. In 2011 the government classed much of the land as too badly damaged to rebuild or repair in the near future, and residents in the Red Zone had until April 2013 to leave. Other areas were in the Green Zone, where repairs could proceed, and properties on Patten Street, Retreat Road and Cowlishaw Street were in the Orange Zone while their future was decided. Streets close to the Avon River / Otakaro have a mix of repaired, rebuilt and empty sections.

For carpets, the ground matters. Homes on a high water table and flood plain can get damp underfloor spaces, and sewer and drainage repairs after 2011 were common. The population is also young and mixed: the median age is 36.1, 21.3% are Maori and 12.4% are Pasifika, with a median income of $30,200 (2023 census). Practical, affordable and fast service matters here. Nearby, Linwood and Shirley are the closest areas we also cover.

What we get called out for in Avonside

  • Flood and groundwater. On flat land beside the Avon, heavy rain can bring water into houses, and flood restoration is available around the clock.
  • Damp underfloor smells. Carpet over a damp subfloor can hold a stale smell, which odour elimination treats.
  • Rebuilt and repaired homes. Newer houses on rebuilt sections often need a builders clean before the owners move in.
  • Rental turnovers. Rentals turn over, so tenancy cleaning is a common request.
  • Family carpets. About one in five residents is under 15, and a deep clean resets high-traffic family rooms.
