Merivale sits inside a tight rectangle: Heaton Street along the top, Papanui Road east, Harper and Bealey Avenues at the bottom, Rossall Street west. The Council's heritage record places the suburb's villas between about 1890 and 1914, some of them handsome bay villas, and notes that north of Carlton Mill Road old houses on large sections are being replaced — by town houses rather than apartment blocks. Both types share the same streets.
Did the ground move under Merivale?
In places, yes. The Press reported in March 2011 that liquefaction affected pockets of Fendalton, Strowan and Merivale, with dozens of properties red-stickered as a result. Merivale Mall recorded liquefaction damage to its floor. It surprises people who assume the problem stopped somewhere east of Bealey Avenue.
One distinction matters. Red-stickered means a placard on a building after a safety inspection; the residential red zone was a land decision with a Crown buyout attached. Merivale had the first and none of the second. Mapping recorded 48 confirmed liquefaction features after February 2011 and 27 after September 2010, and technical category sampling returns a genuine mix of TC2 and TC3 with no TC1 — assigned property by property, describing future vulnerability rather than past damage. The building losses were heavy: the 1906 Carlton Hotel demolished in April 2011 after becoming critically unstable, shopfronts down along Papanui Road between Dodds Pharmacy and Aikmans Road, and St Margaret's College losing close to 90 percent of its buildings.
